What is a Warm Flat Roof?

Our professional installation of a Kingspan warm flat roof transforms your kitchen extension, lounge or commercial premises into a highly insulated, energy-efficient space.

We begin by securing high-grade 18mm OSB3 structural decking over sloped joists to ensure perfect water drainage. Next, we install and prime a heavy-duty Vapor Control Layer (VCL) with 150mm sealed overlaps, turning it up the perimeter walls to completely trap internal kitchen moisture and protect the structure from rot. Premium Kingspan rigid insulation boards (such as foil-faced TR26) are then tightly fitted in a staggered brick-bond pattern and secured mechanically or with high-strength adhesives, complete with 25mm perimeter upstands to eliminate cold bridging. Finally, we apply a high-performance waterproofing membrane—such as EPDM rubber or GRP fiberglass—seamlessly over the insulation and flash it into the surrounding walls, delivering a sleek, weatherproof finish that locks in heat and keeps your home warm.

What is a Cold Flat Roof?

A cold flat roof is a traditional roofing method where insulation is placed between or below the roof joists, leaving the main deck exposed to outside temperatures.

The Setup: Insulation sits snugly between the timbers, leaving a 50mm air gap above it to allow moisture to escape.

The Benefit: It keeps the overall roof height lower, making it ideal for extensions with strict height restrictions.

The Requirement: To prevent wood rot and condensation, it requires expertly installed cross-ventilation and a high-quality vapour barrier.

We still use torch-on felts for smaller flat roof projects in Coventry and Warwickshire.
